Occupied Staging and Design...


In this intensive, 2 hours in-home consultation, we will be using a detailed and customized Design Report to write down everything that needs to be done in the main areas of the home, so they shine! This DIY service is designed to give you all the objective, expert advice you need to do the design work yourself in the form of a detailed design report!  

  • We start with a phone interview, so I can research your buyer demographic and prepare for our Consultation time
  • Using our comprehensive staging checklist, we walk through the home and discuss many topics like furniture arrangements, how to   highlight the homes best features, lighting, window treatments, and accessory arrangement, (and many more items) and what are    the optimal, all-important Return-On-Investment projects you can do to have an emotional and practical connection to your buyers.  
  • Because, I am a Certified Color Consultant, I can suggest colors to lighten and brighten every corner for that sunshine feeling!
  • The detailed report also includes my essential "Open House Checklist" , "Closet Organization Checklist" , "Priority Shopping List" and an "Exclusive Vendor List" to help complete any design or home repairs you have chosen to do.


In this 4 hour staging package, we will work together to rearrange  the main areas, using your own treasures to get a fresh new look.

  • Together we will address Kitchen organization, the Main Living area, Dining Room with table settings, Main Bathroom and other areas, like the Master Bed and Bath, as time permits.
  • I will bring in dramatic staging accessories in order to create a visual shopping list for you.
  • As we work, I will take " before and after" photos, recording the powerful transformations we have accomplished.
  • If you home is 3000 sq. ft. or larger with multiple staging areas, there could be additional time cost to cover the home.

No time to shop or dread doing it?  Power shopping is our specialty because we know the best places to shop with the right prices. You will receive all above mentioned reports and helpful checklists.  In this 2 hours of shopping and 4 hours of installation, we will tackle:

  •  Staging and organizing of the Kitchen, Main Living Room and Dining Room with table settings, Master Bedroom and Bath,        and other areas as time permits.
  • Shopping with an agreed list, I will purchase accessories, design them into the home and provide receipts.
  • I will take "before and after"  photos of the dynamic new spaces.

More packages with more staging and shopping time are available, depending on size of home and project. "One- full-day- in- the- home", "Open House" Weekend or "New Listing" packages can do it all for you.  Even, JUST SHOPPING, can be added to any package.


Remember that we are EXPERT SHOPPERS who can save you tons of time and money because we know WHERE and WHAT to shop for, as well as get a "to the trade" discount at many places!  POWER SHOPPING can be adding to any service add $100 per hour.

And even though vacant homes have a reputation of sitting on the market longer than occupied homes, and sell at a lower price point than their staged or lived-in counterparts,  we will give that blank canvas....purpose, life, warmth and buyer attraction.  Don't sell for less than your home deserves,  Stage It Right!!!

  • Our vacant staging begins with an in-house evaluation of home and room size, buyer demographic, and areas to be staged. We       deliver a proposal that provides options to dress the entire home or a few rooms and falls within that all important owner's         budget.
  • We will choose quality furnishings to create that model home look that buyers aspire to live in and "fall in love" with.

It requires quality  furnishings and accessories to start from scratch, not to mention the talent and skill!   Check out any staging company's portfolio  to see if they can match your vision and budget.  And a word to the wise......... we never suggest  selecting the lowest price proposal since you usually get what you pay for.
